Georgia operates a flat 20% income tax on rental revenue, with legal structures available that reduce effective rates significantly for non-residents. The legal framework is simple, English-language contracts are standard, and the title registration system is one of the most digitised in the region.

Tbilisi's residential market is undersupplied relative to tourism growth. The city received over 7 million visitors in 2023. Short-term rental occupancy in premium districts regularly exceeds 80% across the year.

The purchase, step by step.

i.

Brief and shortlist.

A conversation about your budget, target district, preferred strategy — long-term rental, short-term, or capital appreciation. We return with three to five specific options, each with a one-page summary.

ii.

Due diligence.

We verify developer registration, building permit, title chain, and deposit structure. Every apartment we recommend has passed our internal checklist. We do not present options we would not personally invest in.

iii.

Negotiation and reservation.

We negotiate directly with the developer — price per m², payment schedule, finish specification, parking, storage. Developer-to-buyer, no resale margin. Reservation is formalised with a deposit receipt.

iv.

Remote signing.

The purchase contract is prepared in Georgian and English. You review, ask questions, and sign through a notarised power of attorney. No flight required. Title registration in the Georgian Public Registry happens within days of signing.

v.

Handover and launch.

When the building completes, we inspect the apartment on your behalf, punch-list defects with the developer, and coordinate renovation if needed. From here, we move directly into management — or hand over the keys if you prefer to self-manage.

Common questions.

Do I need to visit Tbilisi to buy?

No. The full purchase can be completed remotely via power of attorney. Most of our clients visit after handover, when the apartment is already earning income.

What is the minimum budget?

Entry-level apartments from qualified developers start at approximately $60,000–80,000 in high-demand districts. Premium units in Sololaki or Vera range from $120,000 upward.

How long does the purchase take?

From first conversation to signed contract: typically 2–4 weeks. From signing to handover: depends on developer timeline, typically 12–36 months for off-plan purchases.

What are your fees?

We do not charge a buyer's fee on the purchase. We are compensated by developers for introductions, which means our interests are aligned with yours: we only recommend what we would buy.

Can foreigners own property in Georgia?

Yes. There are no restrictions on foreign ownership of residential property in Georgia. Title is registered in your name in the Public Registry, accessible online.

What happens after handover?

We can move directly into full management — renovation, furnishing, listing, guest management. Or we hand over the keys and stay available for questions. The choice is yours.
