We manage Tbilisi apartments for remote owners — from furnishing and photography to guests, cleaning, and monthly income reports. Performance-based: we earn a share of revenue only when you generate it.

§ 01

The model, plainly stated.

No upfront fees.

We do not charge a setup fee, a listing fee, or a monthly retainer. Our compensation is a percentage of the revenue your property generates. If the apartment sits empty, we earn nothing.

Full alignment.

The performance model means our incentive is identical to yours: maximum revenue at maximum occupancy. We price dynamically, fill calendar gaps, and maintain the property because our income depends on yours.

Monthly reports.

Every month you receive a clear breakdown: nights booked, revenue gross and net, expenses itemised, income transferred to your account. In your currency, via your preferred transfer method.

We advise on the right strategy for your specific apartment — location, size, and finish all affect which model outperforms. In some cases a hybrid (long-term in winter, short-term in peak season) is optimal.
